The hardware nobody looks at
A roof is held together by parts that cost a fraction of the covering and fail years before it. On a canal or within sight of the water, those parts are on a clock of their own.
- 1 The ridge. The highest, hottest course, and the one the sun works on all day.
- 2 The field. Tile or shingle above, and the underlayment that actually keeps water out below.
- 3 Valleys. One channel carrying what two slopes shed, at the pace this coast rains.
- 4 Flashing. Where the lanai and the enclosure meet the house, and where neither trade owns the seam.
- 5 Penetrations. Every vent and curb is a hole the underlayment has to seal, and the first place it stops.
- 6 Eaves and metal. Drip edge and fasteners, which salt air reaches years before it touches the covering.
Salt does not need a beach
The exposure that matters is not limited to the front row. Four hundred miles of canals run through Cape Coral, the Isles neighbourhoods of Punta Gorda sit on water, and North Naples reaches the passes. A house several streets back from open water still receives salt-laden air most days of the year.
What it reaches first is metal. Fastener heads, drip edge, valley metal, and the flashing at every wall and penetration are thinner than anything else up there and they carry the load that keeps water moving off the roof.
Failing upward from the hardware
The sequence is consistent. A fastener loses its head or its seal, the piece it held moves slightly, the movement opens the seal beside it, and the opening admits water to the layer underneath. None of that is visible from the driveway, and all of it happens while the covering still looks correct.
It is the main reason a roof here can be genuinely finished at an age that would be mid-life inland. The covering was never the limiting part.
What to specify
On any house with water exposure, the fastener and flashing specification belongs in the quote as a line item, not as an assumption. Coated or stainless hardware costs more on the day and buys years, and a contractor working this coast regularly will raise it before you do.
Reused flashing deserves the same scrutiny. Sealing existing metal is faster and cheaper than rebuilding it, and on a salt-exposed roof it is the single most common reason a new covering leaks inside its first few years.
