Roofing contractors in Naples, Florida
Central Naples is where concrete tile became the default, and where the rules of the community you live in often decide as much about a re-roof as the roof itself.
What Naples roofs are dealing with
Most of the housing between Airport-Pulling and Livingston went up through the nineties and early two-thousands, which means a large share of it is arriving at the same decision at the same time. Tile is the visible layer here, and it is the one homeowners think they are buying. The layer that actually keeps water out is the underlayment beneath it, and that is on a much shorter clock than the tile.
Association rules complicate the arithmetic. Many communities specify profile and color, which narrows the material choice before a single quote is written, and a few require approval before work starts. A bid that does not mention the approval step is a bid from someone who has not worked in the neighborhood.
Which community you are in decides more than the street you are on. Between Airport-Pulling and Livingston the housing is largely nineties and early two-thousands tile, much of it inside associations that specify profile and color and some that require approval before work begins. That narrows the material choice before the first quote is written, and a contractor who does not raise it has not worked here.
The roof age check takes it a layer at a time, which matters more on tile than on anything else. The surface tells you very little about what is underneath it.
Covering Pelican Marsh, Vineyards, Pine Ridge, Livingston Woods, Orange Blossom and the rest of Naples.
- 1 The ridge. The highest, hottest course, and the one the sun works on all day.
- 2 The field. Tile or shingle above, and the underlayment that actually keeps water out below.
- 3 Valleys. One channel carrying what two slopes shed, at the pace this coast rains.
- 4 Flashing. Where the lanai and the enclosure meet the house, and where neither trade owns the seam.
- 5 Penetrations. Every vent and curb is a hole the underlayment has to seal, and the first place it stops.
- 6 Eaves and metal. Drip edge and fasteners, which salt air reaches years before it touches the covering.
When the work happens in Naples
The comfortable working window runs from about November into May, which is also when the seasonal population is here and every crew is busy. Summer work is done and done well, but it moves in shorter stages because the roof has to be dried in ahead of each afternoon, and that shows up in the labor line rather than in the materials.
What moves the price in Naples
The number moves on whether the tile is reset or replaced, on which underlayment is specified, and on how many penetrations the roof carries. Association approval adds time rather than money, but a job that stalls waiting for it is a job that has been priced without it.
On a tile roof the price is settled underneath rather than on top. Three questions get there faster than comparing product lines, and if you are holding two or three quotes the comparison checklist puts them side by side:
- Is the underlayment being replaced across the whole roof, or only where the tile came off?
- What happens where the roof ties into the lanai?
- What does decking cost per sheet, and how many sheets are assumed before anyone has been up there?
The work
Before you call anyone in Naples
Three of the questions people ask have the same answer in every town in this county, so they live in the guides instead of being repeated on each page:
Why roofs fail here
The list is short. Six patterns, a page apiece, and most of them cheaper to deal with in February than in August.
- The empty half-year The season nobody is home
- Roofs on one clock When a whole street is the same age
- Under the tile The layer that decides when a tile roof is finished
- Fasteners and metal The hardware nobody looks at
- Low pitch What a shallow roof asks of its materials
- Lanai tie-ins Where the cage meets the roof
