When to have the work done
On this coast timing is not a comfort question. It is set by two things: a rain season that occupies half the year, and streets whose roofs all reach the same age at the same time.
The working season is the dry season
A roof is open at some point during the work, and an open roof and a daily afternoon downpour are a poor combination. That pushes the comfortable window toward roughly November through May, which is also when the seasonal population is here and demand is highest.
Work does happen through the summer, competently, in shorter stages with the roof dried in each day. It costs more in labour hours and it requires a contractor who plans for it rather than one who hopes.
The queue nobody sees forming
Because so much of this housing was covered inside the same few years, neighbourhoods come due together rather than one house at a time. When that starts on your street, the binding constraint stops being price and becomes the calendar: crews book out and start dates slide by months.
The practical move is to get the inspection and the quote before the wave, not during it. A quote in hand ahead of the queue is worth more than a slightly better price inside it.
If the house sits empty half the year
Then the calendar has a third constraint, and it is the one that costs the most when ignored. Anything left undone when the house closes has the whole wet season to develop, unobserved. Small work booked in April is a different expense from the same work discovered in November.
Quick answers
- Is a summer roof job a bad idea?
- Not inherently. It is slower and it needs a contractor who dries the roof in each day rather than one who is racing the afternoon.
- How far ahead should I be asking?
- Ahead of your neighbours. Once a street starts turning over, start dates are the scarce thing, not estimates.
- The roof is fine and the house closes next month. Anything to do?
- One look before it closes. Four months of daily rain on an unnoticed opening is the most expensive thing that happens to houses here.
